Following up with leads can be done in a variety of ways. If your CRM has a text messaging function, we can text your leads vs sending emails or in conjunction with sending emails to open one more avenue of communication. If a lead does not answer the phone, sometimes they will respond to a quick text message which will inform us of their time frame for purchase, thus allowing us to prioritize the next contact date based on warmth of the lead.

Below you will find an example of text messages that can be sent to your leads. We can use examples below, or we can work with you to develop a custom message to resolve more leads.

Hi [client's name], The market's really moving and home prices are going up, up, up. Curious about your home's value?

Let me make one thing clear: You choose the price, not me. But I’m happy to share all the information and expertise I have to help you determine the best price. Do you want me to recommend a price or at least a price range?

Home inventories have shrunk! I have (#) active buyers looking in your area.

We are touching base to see if you still have real estate needs.

We are touching base to see if you are interested in a FREE copy of our new service provider's directory. This is a great resource to have handy for home improvements or any updating you may be considering. This will be emailed to you if you are interested. Please call or text me back at xxx as soon as possible and include an email address. Thank you.

If you want to sell your home at or above market prices, call me ASAP. First name, phone number.

We offer a free annual review of your home if you are interested in selling your home.

Most of my clients tend to spend too much money in the wrong places, and I am more familiar with what buyers are looking for. So how about we schedule an appointment for me to do a quick walk-through of your home so you know where to spend money and where not too?

What if I swung by to help you get a list together of what needs to be done around your home? I also have a list of trusted professionals that might be able to help you save some money and time if you need a hand. Would that be of benefit to you?

What if I helped you with getting your home looking ready to sell? I work closely with a great stager to get your home looking just right. The last thing I want is for you to worry about that right now. Would you like me to have her come out to at least take a look around?

In researching the comparable sales activity in your area I noticed that some homes have recently gone up for sale and some that have sold that may impact the appraised value of your home in the near future. Since it’s my job to keep clients informed about material facts concerning the sale of their homes, would you mind if I quickly swung by to keep you up to date

I have one, possibly two seriously undervalued properties coming to market next week in your area. I only plan to share this information with serious and active buyers because of these deals will not last long. Please call me ASAP if interested. First name, phone number.

Buyer, I have a mound of useful information for 123 Main St. Since I pulled this information from many sources, I am not able to email it to you. Call me ASAP at phone number to discuss. I look forward to speaking with you. First name

Are you still thinking about moving? When can we set up an appointment to start getting ready?

What if I set you up on a property search so you can start shopping for homes online from the privacy of your home computer now? I can input all of the criteria you are looking for in your next home (ie.- size, location & amenities) so that you can see all the homes listed by all of the agents in our area that are currently up for sale. In addition, you will be alerted of new homes that come on the market as quickly as real estate agents know about them. How does that sound?

Since you want to start shopping for a new home, would it help for you to know what your monthly payments would be depending on the sales price of each home you look at? Or even how much money you will need to put up as a down payment? Would it be alright if I had my trusted mortgage lender contact you to help you out with that?

I’d like to take you to see some listings, but I want to make sure I’ve found the right ones for your price range. Have you spoken with a lender about getting pre-qualified? If not, I have a great lender that I partner with. May I give her your email or phone so she can contact you?

Good houses don't come on the market that often and then they go fast. Let's talk about how to take back the advantage from the seller!

I thought I would check in to see if you might also be interested in receiving a list of the available foreclosure properties in the area. Please let me know if you're interested and I'll send you a list.

I know you’re busy and the reason I’m texting is because I’m in the process of putting together updated market evaluations for a number of clients and past clients and I immediately thought of you.

I’ve added a new service for my clients where I’ll automatically update them on an annual basis on the value of their home. I was just starting the process and you immediately jumped to mind and I thought, “I wonder if you would like one of these.” Is this something you’d find valuable?

Happy New Year from the _! There are some tremendous opportunities right now…in the real estate market both for Buyers and for Sellers. Please give us a call with any questions or needs.
