Affirmation I will build a Big Buyer Business with solid profits for my buyer business.

You start real estate working with buyers. As your business grows, you start to get your first listings and working with sellers. As you succeed, you focus more on sellers and
less on buyers. You start to drop and ignore buyer leads that you would have converted to $5,000-$10,000 commission checks just a year or two ago. As your business grows, you may get buyer’s agents and your buyer business goes from bad to worse. You may not even know your buyer business is bad because you just look at buyer deals, not buyer profits. At this point, you either abdicate business responsibility to run your buyer business profitably or you shift to the new Billion Dollar Agent system for Big Buyer Business.

Core Marketing:

Affirmation
I will focus on Core Marketing to Clients, SOI, and vendors with monthly email newsletter, monthly mailing, and quarterly calling.

Your most profitable business is repeat and referral business from your core database of Clients, SOI (sphere of influence), and Vendors. A Billion Dollar Agent spends the least marketing cost per deal to generate the most profitable deals from the core database. Most agents ignore and under-invest in their core database for a variety of reasons. A key aspect of achieving top profitability using the Billion Dollar Agent Profit Model is focus first on your Core and maximize marketing to your Core. We invented a new industry term called Core because the concept goes far beyond typical discussion of Past Clients or Referral Marketing.

Farm Marketing:

Affirmation
I will build Farm Marketing systems to dominate 20% market share of increasingly large Farm market segments.

Farm Marketing is effective Seller Marketing for agents who can invest patiently and get monthly farm marketing mailings flowing consistently. If an agent is more of a Hunter
personality, they should first start with Expired and FSBO Marketing and only add Farm Marketing once they have achieved 20% market share of Expired or FSBO. If an agent is more of a Farmer personality, they should start doing Farm Marketing as soon as they can spend a few hundred dollars per month to mail to a few hundred homes.

Team Colors

A strong Billion Dollar Agent Team is composed of a balance of Team Colors. You need a proper mix of Red, Blue, Yellow, and Green. To simplify the widely used DISC personality profile, here is a simple color version:

  • Red: Driver entrepreneur similar to DI on DISC.
  • Blue: Assistant systems similar to CS on DISC.
  • Yellow: Outgoing meeting talker similar to IS on DISC.
  • Green: Supportive helper similar to SC on DISC.

To create a Billion Dollar Agent Team, you need to add Team Colors to your business in the proper sequence and the proper mix to so you can focus on your unique talents. If you have too much of one color and not enough of another color, you may become stuck at a certain size of business. Many team models look at positions to fill within the team. I would like you to think outside-the-box for a moment and think in terms of colors and then fit that with roles.
